    With its scenic beauty, modern infrastructure and attractive leisure activities, Mallorca is one of the top European travel destinations. Depending on the definition, there are between 200 and 260 beaches on Mallorca. The south of the island has sandy beaches, the east of Mallorca has small bays, known as calas, the north of the island has long beaches and the west often has hidden pebble bays that are ideal for snorkelling.

    Most of the 43 ports in Mallorca also have moorings for pleasure boats and yachts. Many of them offer a wide rang of maritim sports, including courses in sailing, standup paddleboarding, surfing and kitesurfing. In summer, there are also courses for children with full-day supervision. 
    Golfers can enjoy 24 golf courses on Mallorca, and many of them can enjoy the golf properties on offer.

    Another significant advantage of Mallorca is its excellent flight connections. The large an modern Palma de Mallorca airport offers flights to numerous European and, more recently, non European destinations. Thanks to the numerous flights to and from Mallorca, the sunny island with its high quality of life has also become a top location for first and second homes, and not just for pensioners. The majority of foreigners who buy property in Mallorca are still in the middle of their working lives.

    PROPERTY OFFERS IN MALLORCA
    The range of properties on offer in Mallorca is divers and often difficult for propective buyers to navigate at first. Our trained staff are always on hand to offer advice and assistance, with no obligation. Even those interested in buying property in Mallorca are often undecided at the beginning of their search. They may have made the decision that "we want a Mallorca property". They want to buy property, but they don't yet know exactly what that means. Only in the course of their active search will it become clear which mallorca real estate meet their individual wishes and possibilities. 

    FLATS, APARTMENTS AND PENTHOUSES ON MALLORCA
    For some buyers, purchasing a flat on Mallorca is the start of the project. They want to see what it's like first, and the investment is smaller than if they were to buy a house in Mallorca straight away. For many, however, an apartment in Mallorca is also the final and ideal solution. You don't have to worry about maintaining the garden or anything else, you have your own piece of Mallorca and often extensive services provided by the management of the residential complex.

    There is a large number of flats, apartments and penthouses on offer in Palma de Mallorca and the surrounding area, and the demand is high. The range on offer covers all quality levels, from simple flats to luxury apartments and penthouses.
    Apartments are also regularly offered and in high demand in mumerous attractive coastal resorts. The flats are often located together with semi-detached houses in residential areas with community pools, comunal areas and a management company. In the luxury sector, there are also fitness centers and wellness facilities.

    DETACHED HOUSES AND VILLAS IN MALLORCA
    The best type of accommodation is a detached house, or even better, a detached luxury villa of a suitable size and with appropriate facilities on a spacious plot of land. This type of property is also the most sought-after in Mallorca. However, semi-detached houses and terraced houses in residential complexes are also accepted as a better alternative to flats.

    The ammount of space a property offers also plays a major role. The most common request for detached houses and villas is 'looking for a house with pool and with 3 bedrooms and 2 or 3 bathrooms'. The second most popular request in Mallorca property market is for houses and villas with 4 bedrooms. In contrast, the demand for houses with 2 bedrooms is very low.
    It makes sense to take these aspects into consideration when purchasing a property, as they will come into play if you decide to sell your house at some point in the future.

    FINCAS IN MALLORCA
    In Mallorca, a finca is a detached country house outside of towns. A long time ago, it was possible to built a finca even on very small rural plots of land.
    Until the turn of the millennium, for example, there where still a few building permits for plots measuring 2.500 square meters. The builders were Mallorcans, who then mostly used the very simply constructed finca as a summer house. About 25 years ago, such fincas were available on the market at comparatively low prices.
    In the 2000s, a restrictive building policy was introduced in  Mallorva. In order to prevent urban sprawl on the flat land, the minimum area of land required for the construction of a finca was increased several times. Today, in order to obtain a building permit for a finca in Mallorca, the area of the plot must be at least 2 Cuarteradas Mallorquinas. The Cuarterada is an old agricultural unit of mesurement and corresponds to 7.103 square meters. This means that a building permission for a finca in Mallorca is now only granted if the plot of land to be built on has a minimum area of 14.206 square metres and if its a meadow, pasture or arable land. In the case of forest land, the area must be at least 50.000 square metres. Furthermore, the plot must not be located in a protected area. The various protected areas on Mallorca, such as national parks, landscape conservacion areas, water protection areas and areas for intensive agriculture, cover a total around 50 per cent of the island's surface area. 
    The granting of building permission for fincas in Mallorca is the reponsibility of the local council and the regional government- The process takes around three years in total.

    Over time, supply and demand for fincas in Mallorca have changed fundamentally due to various factors. Many more luxury country houses are being built and purchased by customers from all over Europe and, increasingly, from overseas. Today's buyers want less rustic style, and if they do, then only as a stylistic element. They want a modern, prestigious villa on a large plot of land, with modern technology and optimal living comfort. The size of a plot for a finca in Mallorca can range from a few thousand square metres to huge agricultural areas.

    Price categories and examples:
    Simple fincas in need of renovation are currently available from 300.000 Euros to 600.000 Euros.
    Mid-range fincas or classic fincas from around 1,5 million Euros upwards.
    Modern new builds with contemporary technical standards currently cost between 2 an 3 million Euros.
    Luxury fincas in Mallorca can easily cost from 3 million Euros up to 30 million Euros, depending on location, size, facilities and exclusivity.

    In general, it can be said that people who buy a finca in Mallorca get a retreat with absolute privacy. Living amidst the beautiful Mediterranean landscape of this sunny island conveys a special attitude towards life.

     

    REGIONAL DIFFERENCES OF PRICES FOR PROPERTY IN MALLORCA
    There are significant regional differences in property prices in Mallorca. Even in the island's capital, Palma de Mallorca, there are significant price differences depending on the type and location of the property. For example, the districts of Portixol, Santa Catalina and the old town (Calatrava) achieve prices which are well above average, while in districts such as Son Rapinya and La Vileta, prices are below everage.
    There are also notable locations for Mallorca Properties on the outskirts of the island's capital. Son Vida, for example, is considered one of the most exclusive locations on the sun Island. Prices for luxury villas here range from 10.000 Euros to 15.000 Euros per square metre.

     

    SOUTHWEST
    The region between Palma de Mallorca an Sant Elm is known as southwest because it lies southwest of the capital. Property prices are highest in this scenic coastal area with its excellent tourist infrastructure.
    Puerto Andratx is the most exclusive address here, particularly with German an international buyers. Places such Cala Vinyes, Andratx, Magaluf, Palmanova, Portals-Nous and Bendinat have a special price dynamic. But Santa Ponsa, Nova Santa Ponsa, Peguera, Sa Torre and Costa den Blanes are also important locations for luxury villas, apartments and penthouses. Apartments and penthouses are very often found in residential complexes and residences. 
    Across the island, the highest prices are achieved by luxury properties in prime locations with unobstructed sea víews and properties directly by the sea.

     

    SOUTH COAST
    The south coast is the stretch od coastline east of Palma de Mallorca to Colonia de Sant Jordi. The region is characterised by the 5-kilometre-long ES TRENC beach with its snow-white sand, crystal-clear water and azure blue color, which gives it a Caribbean flair. The natural beach with its dune landscape, bordered by old pine forest, stretches from the tourist resort of Colonia de Sant Jordi to Sa Ràpita.
    Prices for properties on the south coast are in the mid-range and, especially in the case of new builds, range from upmarket to luxury properties. In the coastal town of Sa Rapita, with its marina offering 480 berths of boats up to 20 metres, the magnificent ES TRENC beach and a year-round supply of supermarkets and restaurants, there is not a single hotel and therefor no mass tourism. These location advantages have led to Sa Rapita developing over years into a top location for primary and secundary residences. Accordingly, there is strong demand for detached houses and villas here.

    In addition to the romantic coastal town of Cala Pi, there are other locations on the south coast that are important for real estate near Palma de Mallorca, such as Tolleric, Badia Gran, Badia Blava, Sa Torre, Puig de Ros, Cala Blava, Son Veri-Nou and El Arenal. Most of these locations are situated on a cliff coast and, due to the excellent sea views in the front row, there are always luxury villas with correspondingly high prices in these locations. This also applies to Cala Pi. However, no new building permits have been issued in Cala Pi for years due to the lack of sewerage. 
    Almost all of above locations also offer residential complexes with apartments and penthouses. Larger residential complexes currently being built in Colonia de Sant Jordi and Sa Rapita.

     

    EAST COAST
    The scenic east coast of Mallorca is characterised by numerous small bays, known as calas. These are mostly small, romantic bays framed by rocks with a small sandy beach on the land side. Very well-known and particularly beautiful examples are Cala Llombards and Cala Mondragó in the heart of a natur park. Cala d'Or (name of the cala and the town) and Cala Gran are very popular with tourists.

    The coastal towns of Santanyi with Cala Santanyi, the picturesque natural harbour of Cala Figuera, Porto Petro, the white town of Cala d'Or built in Ibizan style, and the towns of Porto Colom and Cala Murada are relevant for real estate in the lower part of the east coast.
    In the upper part of the island's east coast, the most important locations for Mallorca real estate are Sa Coma, the Porto Cristo region, the greater Cala Millor area, Cala Bona, Canyamel and, at the very top, the popular and lively holiday resort of Cala Ratjada with its polular beaches Cala Agulla, Cala Gat, Cala Mesquida, Son Moll and Cala Lliteras. The harbour town of Cala Ratjada also boasts excellent cuisine and an attractive nightlife.
    Property prices on the east coast are often in the mid-range. although Cala d'Or, with its large and sought-after marina, is significanrly more expensive. However, top locations with unobstructed sea views and luxury villas right by the sea also command top prices on the east coast of Mallorca.

     

    NORTH EAST
    The north east of Mallorca consists mainly of the impressive and wide bay of Alcudia, framed in the north by the bay of Pollenca and foothills of the 80-kilometre long Tramuntana mountain range with Cap Formentor, and in the south by the Serres de LLevant mountains. The bay of Alcudia is home to one of the most beautiful beaches on the sunny island - playa de Muro. This beach in Mallorca is ranked among the eight most beautiful beaches in the world. 

    The locations relevant for real estate in the south eastern part are Artá, Betlem and Colonia de Sant Pere. The tourist hotspots of Can Picafort and Port Alcudia, located in the centre, have moderate prices in the region, while the Pollenca region with Port de Pollenca is one of the high-priced areas of Mallorca, comparable to the southwest.
    Of course, in the northeast of Mallorca, properties with unobstructed view to the sea and properties directly by the sea achieve the highest prices. 

     

    NORTHWEST
    The northwest coast of Mallorca is traversed along the entire length by the 80 kilometre-long Tramuntana mountain range. The steep nothern slopes of the mountains drop dramatically into the sea, forming a magnificent and breathtakingly beautiful coastal landscape. The beautiful harbour town of Port de Soller is the only notable place on this coast that is relevant for real estate. Property prices in Port de Soller range from luxury to high-end.

     

    TRAMUNTANA
    The Serra de Tramuntana mountain range covers the entire north-western coast of Mallorca. Due to its unique beauty, the area has been designated a UNESCO World Heritage Site and is therefore heavily protected, which severely limits the possiblities for new construction. There are many illegal buildings here from the past. There are now temporary laws (e.g. 2024/2025) that allow illegal buildings to be legalised within a certain period of time, otherwise they face demolition. 

    Property prices in the Tramuntana are high and tend to be well above the island average. For luxury properties in prime locations, prices are often well into the five-figure range per square metre.This is particularly true for the towns of Valldemossa, Deiá and Fornalutx. The towns of Banyalbufar and Estellence are more affordable.

     

    CENTRE OF THE ISLAND
    Property prices in the centre of Mallorca are well below the island average. In the towns of Sineu, Algaida, the famous wine village Binissalem, Felanitx, Llucmajor and Campos, or in the cities of INCA and the furniture town of Manacor, you can buy properties that are generally much cheaper than on the coast of Mallorca. 

    In 2024, over 14 million tourists from all over the world visited Mallorca. There are no official statistics for 2025 yet, but there were more tourists than in the previous year. Although these crowds are spread across the island's capital Palma de Mallorca and the long coastline of Mallorca, there are people who prefer the open countryside and the great outdoors to the towns and villages. People who buy a finca in Mallorca are usually looking for privacy and tranquility and therefore like to live away from the coast.

    The centre of Mallorca offers beautiful areas with magnificent landscapes and there are ideal locations for a finca here.There are also prefered locations for fincas, such as the Alaró and Santa Maria areas, where prices are comparatively high. The areas of Sencelles, Costix and Selva are considerably cheaper.
